How close to local shops and attractions is the village? |

Alloura Waters surrounds an active RSL Club with two championship bowling greens, indoor sporting facilities and restaurant. Woy Woy and all its amenities is only a short ferry trip, the wharf being a flat stroll from the village. Saratoga neighbourhood shopping centre is situated only 1.5 kilometres away, while Erina Fair boasts a comprehensive range of shops to choose from including Myer and Woolworths.
Broadwater Court is literally across the road from the Kincumber Village Shopping Centre. The centre includes a supermarket, fresh food shops, chemist, post office, banks, coffee shop, restaurants and a cinema. Adjacent is a hotel and a number of fast food outlets. A wide range of medical facilities are within a short walk.
Deepwater Court is a short, level walk to the Woy Woy town centre and Deepwater Plaza Shopping Centre. The Centre includes Coles supermarket, fresh food shops and boutiques. Adjacent to the shopping centre is a hotel, professional offices and a number of fast food outlets.
Glenhaven is just a short walk to the Glenhaven Village Shopping Centre which includes a video store, fruit shop, hairdresser, takeaway pizza, and a general convenience store. The Glenhaven Medical Centre is also only a short walk away.
Leisure Lea is only a short bus trip away from the Macquarie Shopping Centre and an easy trip into the city either by train or bus. A local doctor is on the premises several days a week.
Kawana Island is a short distance to Kawana Shopping World, Mooloolaba Esplanade and the Mooloolaba Wharf and Harbour. Just across the water is Nicklin Way with all the facilities and shops, and the medical centre nearby.
Twin Waters is adjacent to the Twin Waters Golf and Tennis Club, Twin Waters Shopping Village and Novotel Twin Waters Resort. Our village is also close to Bi-Lo, and only a short distance from Sunshine Plaza, one of the largest shopping centres in Queensland.

Is there transport available from the villages or nearby? |

Answer: |
Regular buses leave from right outside Alloura Waters and Broadwater Court, and the street corner near Deepwater Court to Gosford, Erina Fair and the rest of the Central Coast. Our own village buses make regular shopping trips, trips to Sydney and are available for group trips organised by residents. Glenhaven is well serviced by the local bus company with regular buses to local train stations and into Castle Hill. The village will also have a bus for residents’ use. Leisure Lea has government buses at the door, running seven days a week for local trips or into the city. Kawana Island and Twin Waters have a village bus for shopping trips and outings, while transport is provided for local medical appointments by the village staff.

How much is the Entry Fee? |

Leisure Lea has self-care apartments from $230,000 and serviced apartments from $98,000.
At our other villages there are 1, 2, 3 and 4 bedroom villas, apartments and units available starting from $275,000, with prices covering the spectrum up to $1.1Mil for luxury penthouses.
At Twin Waters, Kawana Island and Broadwater Court Waterfront, you can access a choice of four different entry arrangements. For instance, we offer an option for you to purchase at either the full listed price (option 1) or alternatively a range of options allowing you to defer some of the amount owing until you leave the village.
You might choose either option 2 or 3 giving you the choice of paying 90% or 80% or the purchase amount (ingoing contribution).

What do I, or my estate, get back when I leave the village? |

Answer: |
When you leave the village, the value of your villa or apartment will more than likely have increased. Upon the resale of your villa or apartment, you are refunded an amount calculated as a percentage of the next ingoing contribution.
A departure/exit fee is payable when you leave, which is calculated on the sale price of your villa or apartment. The departure/exit fee is calculated at 5% per annum to a maximum of 7 years based on the new sale price (ingoing contribution) which means you share in capital gain growth of the property.
For further information, ask for a copy of the Disclosure Document for NSW, or Public Information Document (PID) for QLD. For Leisure Lea the departure fee is 10% per annum, to a maximum of 3 years and the return of 50% of any capital gain.

What do I pay weekly? |

Depending on the size of your villa/apartment, the recurrent charges/levies are currently between $61.00 per week and $120.00 per week*. This is reviewed with the residents at least annually. Charges for serviced apartments range from $230 to $245 per week. There may be additional charges for personal services if required. |

What are the services and benefits covered by the charge? |

Answer: |
This charge covers the cost of council and water rates, maintenance of buildings, plant and equipment, common areas, gardens, lawns, energy costs of public and common property areas, village management and administration and other general costs of running the village. And the weekly charge for serviced apartments and serviced units covers meals, laundering of linen and cleaning. |

How is the charge determined? |

These charges are determined in consultation with the residents. Resident representatives meet with village management on a monthly basis to review expenditure and the financial management of the village. Recurrent charges/levies are set annually and take into consideration the needs of the village. |

Can I bring my pet? |

Answer: |
We welcome most dogs, cats and other small pets.** There are a few rules about keeping control of your pet to protect the safety and comfort of other residents, but we have several residents with small pets that live happily within the village. |

Absolutely. Just as you would in your own home.
